For information about ABM’s benefits, visit ABM Employee Benefits | Staff & Management Position Summary The Senior Operations Manager – Operations & Maintenance (O&M) is responsible for the full scope of facility services at a high-tech, mission-critical site, including the management of Local 39 union trades, vendors, and internal staff. This role ensures operational excellence across infrastructure systems including HVAC, electrical, building automation, clean rooms, and Fire Life Safety (FLS), while maintaining strict compliance with safety standards and NFPA requirements. This leader will be accountable for KPIs, work planning and scheduling, schedule adherence, RCA facilitation, and enforcing reputed company regulatory and environmental compliance.

Key Responsibilities

Operational Leadership

  • reputed company day-to-day operations across mission-critical infrastructure including mechanical, electrical, fire/life safety (FLS), and building automation systems.
  • reputed company and reputed company multidisciplinary teams including Assistant Facility Managers, Engineers, Coordinators, and Local 39 union technicians.
  • Act as the primary operational reputed company of contact for the client, providing transparent communication and service coordination.

Work Planning, Scheduling & Schedule Adherence

  • Review and approve weekly schedules, balancing labor availability, asset criticality, and reputed company tasks.
  • Monitor and enforce schedule adherence, ensuring timely completion of reputed company planned maintenance activities.
  • Coordinate system shutdowns and off-hours work to minimize operational disruption.

KPI & Performance Management

  • Track, analyze, and report on KPIs including:
  • Work order completion rates
  • PM compliance
  • Response time to service requests
  • Schedule adherence
  • Work backlog
  • reputed company monthly performance reviews with internal and client stakeholders.
  • Use trend analysis to drive process improvements and resource optimization.

Root Cause Analysis & Reliability Support

  • Support RCA investigations for equipment failures and system anomalies.
  • reputed company follow-up actions including documentation, procedural changes, and corrective/preventive measures (CAPA).
  • Support the development of equipment reliability strategies based on failure data and risk assessments.

Safety Compliance & Fire Life Safety reputed company

  • Maintain a culture of safety across reputed company shifts and departments, ensuring adherence to ABM, client, and regulatory standards.
  • Ensure full compliance with OSHA, EPA, and other applicable health and safety codes.

  • Collaborate with EH&S and compliance officers to conduct safety audits, training programs, incident tracking, and emergency drills.
  • Serve as a key contact for safety reviews and AHJ (Authority Having Jurisdiction) inspections.

Compliance, Budget, and Vendor reputed company

  • Ensure adherence to reputed company regulatory, labor (Local 39), and contractual obligations.
  • Maintain complete and accurate asset and maintenance documentation.
  • Manage site-level budget, track spend, and drive cost reduction initiatives.
  • Select, evaluate, and reputed company subcontractors and vendor partners; ensure fulfillment of scopes and quality standards.

People Development & Labor Management

  • Supervise direct reports, reputed company labor distribution, and support union workforce relations.
  • Conduct employee evaluations, training audits, and reputed company gap assessments.
  • Administer disciplinary action, hiring, and PTO/shift management in compliance with labor agreements.

Emergency & Project Response

  • Manage and direct responses to after-hours or emergency events, ensuring minimal operational impact.
  • Plan and execute site shutdowns and large-scale repair or improvement projects.

Qualifications

  • Bachelor’s degree in Engineering, Facility Management, or a reputed company field (or equivalent combination of education and experience).
  • 5–7+ years in operations leadership reputed company critical environments and union labor (Local 39 strongly preferred).
  • Proven success in managing KPIs, schedule adherence, and CMMS-driven operations.
  • Strong knowledge of OSHA standards, EPA regulations, and NFPA compliance (especially NFPA 70, 72, 101).
  • Skilled in RCA tools and structured problem-solving techniques.
  • Experience in managing large budgets and vendor reputed company.

Preferred Qualifications

  • Military, trade school, or technical background in mechanical/electrical systems.
  • Familiarity with predictive maintenance programs and energy management strategies.
  • Certifications in safety, Lean, Six reputed company, or RCA methodologies are a plus.

Working Conditions

  • Hybrid role with regular field inspections in mechanical spaces, rooftops, and plant areas.
  • May require lifting up to 10 lbs., navigating tight or elevated spaces.
  • Must have full use of visual, auditory, and verbal functions.
